New Construction in Steele Creek: Base Prices, Options, and Timing
How a new-construction price is built from base, lot premium, options and selections — and how to plan around estimated completion dates.
By Steele Creek Living Editorial · Published
The base price is a starting point
Builders advertise a base price for a plan. The contract price usually adds a lot premium, structural options (extra rooms, extended patios), and design selections (flooring, cabinets, fixtures). Comparing base prices between builders rarely compares like with like.
Incentives have conditions
Incentives often depend on using a preferred lender or closing by a date. Read the conditions and compare the total cost with and without them. We do not publish current incentives unless they are dated and sourced.
Timing
Completion dates on to-be-built and under-construction homes are estimates. Weather, inspections and supply can move them. Coordinate rate locks and your current housing with that uncertainty in mind.
Inspections and warranties
Independent inspections at pre-drywall and final stages are worth considering even on a new home. Collect every warranty document and note when coverage starts.
Community timing
In new communities, amenities may open after early homes close, and HOA control may transfer from the developer later. Ask when and how.
