Ownership
HOAs and Amenities
Pools, clubhouses and trails come from documents, not marketing. Read the documents.
Layers of association
Many planned communities have a master association plus section or neighborhood sub-associations, each with its own budget, rules and dues. Some streets along older corridors have no HOA at all.
What to request
- Declaration of covenants, bylaws and rules.
- Current budget, reserve study and dues schedule.
- Any pending or recent special assessments.
- Amenity access policies and fees.
- Architectural review requirements.
- Leasing and short-term rental rules.
HOA versus club
An HOA amenity is typically included with ownership. A private club membership is a separate contract with its own fees and eligibility. Don't let one stand in for the other.
