Waterfront Research
Waterfront Homeownership
On Lake Wylie, the word “waterfront” starts the research. It does not finish it.

This guide is educational and is not legal advice. Dock permits, ownership and transferability are property-specific; consult the permitting authority, a surveyor and a real estate attorney.
Waterfront, water-view and water-access
- Waterfront — the parcel boundary reaches the shoreline as established by survey and the relevant authority.
- Water-view — the lake is visible. No access is implied.
- Community access — the lot is entitled, by documents, to a shared dock, slip or launch.
- Deeded access — a recorded right attached to the lot. Read the deed language.
- Marina access — a commercial arrangement, often separate from the property.
Docks
Shoreline structures on Duke Energy-managed lakes require permits under its shoreline management program. An existing dock may or may not be permitted; a permit for one structure does not guarantee expansion or replacement in the same form. HOAs can impose additional restrictions.
Never assume
- That a dock visible from a property belongs to it.
- That a dock permit guarantees expansion.
- That waterfront means swimming or boating is unrestricted.
- That a community name grants lake access.
- That a past listing description proves current rights.
